Based in our Aylsham Office, our Residential Letting & Property Management Department is able to assist either if you are a landlord with a property to let or a tenant looking for a property to rent.

In relation to our residential offices and the large geographical area we cover, our office is centrally located to deal with properties from the North Norfolk Coast to Norwich and many towns and villages in between.

Residential Property Management
Our service to the landlord includes a free initial inspection and appraisal of the property for rental suitability and income; advice on current and forthcoming legislation concerning gas/electric appliances; soft furnishings; Tenancy Deposit Scheme; Energy Performance Certificates etc; preparation of property details with colour photographs; regular press advertising and promotion of the property via our own website, Homes24.co.uk and rightmove.co.uk; taking up of full references for prospective tenants; preparation of tenancy agreements and inventories; collection of initial rent and deposit and collection of subsequent rents and accounting to landlord.

Let Only Service
We can, if required, provide a 'let only' service, which does not include any subsequent management. The landlord would be responsible for collection of the rent once the tenancy is established and to deal with any problems that may arise during the tenancy. In addition, it would be the landlord's responsibility to bring the tenancy to a lawful conclusion by serving appropriate notices and to undertake interim and end of term inspections. If the landlord is registered with a Tenancy Deposit Scheme they can deal with the deposit, otherwise we can secure it on the landlords behalf.
